International Buyers and Investors
WELCOME to MADEIRA, Portugal one of Europe's most 'up-market' locations,
and to your very own astute Property Finder.
(CHECK OUT `Current Market´ PAGE FOR AN EXAMPLE OF PROPERTIES FOR SALE)
Madeira is one of the one of the greatest holiday and lifestyle residential communities in Europe. There are some really amazing real estate buys to be had and we as a buyer's representative, are confident that we have the knowledge needed to offer a first-class service in finding you the property that you want.
We are a very practical and straightforward company and our approach in working practice reflects that. Our consultants have lived in Madeira for many years and have a strong background in property management and property finding. We are very familiar with Madeira’s lively property portal and have the benefit of working with some of the islands leading estate agents. With the help of our expertise and experience you can find the property that is perfect for you.
To help you feel confident the whole way through the purchasing process we recommend when purchasing property you never do anything abroad that you wouldn’t do at home.
We say: get yourself a good property finder – such as ourselves, aim for a property that suits your needs and budget, always get a survey carried out & employ a good English speaking lawyer.
Want to pack up and move to Madeira yesterday?
.... First things first. Before making the move, we encourage you to develop a step-by-step plan that covers all the details of your new life here. The better your advance planning, the fewer and simpler any problems are likely to be.
Create your `To Do´ list
The items you'll want to consider include:
- The cost of living in Madeira
- How much of a cash cushion you’ll need
- Documentation required for the move
- The relevant tax rules
- Insurance issues - life, home and particularly medical insurance
- How to open a local bank account and transferring money abroad, (know that Barclay´s bank has just opened in Funchal)
- How to receive your UK pension from Portugal
- If you need to maintain property in Britain, how you’ll do it
- Driving and maintaining your car in Madeira
- Bringing your beloved car with you – (the import rules - don't get caught out on a technicality)
- The employment opportunities on the island
- Opening accounts for telephone, electricity, gas and water
- Meeting your daily needs - food, chemist, doctors and so on
- Education for your children
- And just in case........The cost of moving back if things don’t go as you hope
Separating fantasy from reality
Whilst we are very pleased you plan to buy here in Madeira, we encourage you to see what living the dream is like before the full commitment of a purchase. We suggest, you don't visit on a lengthy all-inclusive holiday package, but instead try to live as you will after moving here. Renting for a number of months allows you this opportunity. If you decide to rent initially, we can assist by finding you rental accommodation until your mind is made up. This also gives you some extra time to comfortably focus on all the little details of your move.
Once you have bought your property we can also assist with maintenance and rentals if your propery is not in use.
If you want the move abroad to be a success.............

Fractional Ownership / Asset Sharing Concept:
How would you like a luxurious vacation property in a beautiful resort for just a percentage of the going rate? That too without the hassles and headaches of fully owned real estate. Sounds good, right? Fractional-ownership is a fast-growing segment of the vacation-home segment.
Fractional Ownership / Asset Sharing Concept - Is it for you? this is a very flexible tool to help you get the most from your investment. With Fractional Ownership, a property/investment is owned and shared by at least two, and often several, individuals.
We recommend any of the following three options:

|
Option One
By using Fractional-Ownership you can now purchase an investment property in Madeira for % a percentage of the properties price in conjunction with another home buyer/s. We have properties on our books for a minimum investment of €50,000,00.
Option Two
Purchase a property in its entirety. Then (if not already) on completion sell a percentage % to a home buyer/s for the full valuation / market price, thus making a profit straight away. Please note that you can do this now with any properties you may currently own.
Option Three
NEW TO MADEIRA: Asset Sharing Concept - This type of ownership applies to Vacation Properties, Resorts and development schemes. With this type of ownership, you have a place to go to vacation, yet are freed from being solely responsible for the property and related expenses. A third party or management company takes care of everything from upkeep and utilities to taxes and insurance. Though you have little responsibility with a fractional ownership, you do get the deed to the property, specifying the number of shares you own. You can opt to receive a cash return on the annual profits of your investment or alternatively spend a specific amount of time at the property to equate your return. You may gift it or sell it as you wish. We have properties currently on our books for a minimum investment of €50,000,00.

Did you know?
11% of all Britons who own homes overseas, own in Portugal. Many people have been lured by the inexpensive properties abroad that pre-eastern block countries have fashionably been offering........ A point to ponder.........Low prices does not necessarily mean that these places are nice places to live. This is where Madeira raises its head above the rest.
